Private Listing in short
Private listing is a solution for the land owners who want to keep their assets movement discreet and for the buyers to access properties that are not listed elsewhere, which could help to bridge the gap between buyers and sellers in a discreet and private way.
Private listing ensures that the land owners maintain privacy and discretion while still being able to sell their property. At the same time, it allows the buyers to access properties that may not be available through public listings and make an informed decision about whether they would like to proceed with purchasing the property. Additionally, by providing detailed information about the properties, Phuket Realt is helping to ensure that the buyers are getting a fair and accurate representation of the property.
Why Private Listings?
Land ownership in Thailand can be a sensitive issue, and in some cases, land owners may not want to publicly list their properties for sale for various reasons such as privacy concerns, tax implications, or simply not wanting to draw attention to their assets. This can make it difficult for buyers who are interested in purchasing land in the area.
What is Private listing
The private listing feature is a solution of the privacy issue. Essentially, it’s a way for land owners to discreetly list their properties for sale, while still allowing interested buyers to access the listings and potentially purchase the land. This can be beneficial for both the land owners and buyers as it allows the land owners to maintain privacy and discretion while still being able to sell their property, and it allows buyers to access properties that may not be available through public listings.
Private listing is particularly useful in areas, where land ownership is concentrated among a small group of individuals or organizations. E.g. on Phuket, where a major part of the lands are owned by a limited number of citizens, and they are more likely to be hesitant to publicly list their properties for sale.
Furthermore, private listing is also useful for high-end properties and large land parcels, as these properties may be less likely to be listed publicly due to the discretion required by the owner.
How it works
The process begins with the land owner providing Phuket Realt with basic information about their property such as location, land plot size, and core features of the plot. This information is then made available to potential buyers through the private listing feature. When a potential buyer expresses interest in a property, they will be asked to provide their contact details. Phuket Realt will then contact the buyer to verify their legitimacy and to provide more detailed information about the property. This allows the buyer to make an informed decision about whether they would like to proceed with purchasing the property.
Once the buyer has been vetted and is interested in purchasing the property, Phuket Realt will schedule a meeting on site with the land owner and the buyer. During this meeting, the buyer will have the opportunity to see the property in person and ask any additional questions they may have. Once both parties are satisfied, the deal can be made.
